Ending Your Tenancy

When your fixed term lease agreement expires, your lease shall then continue as a periodic tenancy. This means that notification must be given in writing and it must be in accordance with the terms of the Residential Tenancies Act – ie. 28 Days Notice.

 

The Residential Tenancies Act, 1997 is explicit about how a tenancy ends, It can only occur when one of the parties to the Tenancy Agreement gives notice to the other party.

 

Notice to Vacate forms are available through our office or can be download from our website, and faxed, mailed or dropped into our office.

 

 

After you have given Notice

 

Upon our receiving your Notice to Vacate you will be sent out the following information;

 

§         Confirmation letter of your vacate date

 

§         A Final Inspection Guide detailing what is needed to be cleaned to have a ‘Hassle Free’ return of your bond

 

§         Upon a satisfactory final inspection being completed, a Bond Claim form will be given to you to sign. All parties listed on the Bond Lodgement Form must sign and failure to do so will result in your bond not being returned by the Residential Tenancies Bond Authority

 

Please ensure that the keys are returned by 5.00pm on your vacate date as the late return of keys will result in additional rent being charged.

 

The property must be left in a clean and tidy condition. In particular to the cleanliness of such things as stated in the Final Inspection Guide.

 

If you are responsible for the garden, under the terms of your tenancy this must also be left in a neat and tidy condition.

 

We also wish to point out Bond Money cannot be used as the last months rent. 

 

 

Handing in of keys when Vacating

 

The handing in of keys signifies the legal termination of your tenancy. Please remember you are liable for additional rent if:

 

1.          You do not return the keys prior to 5pm on the vacating date.

2.          You inadvertently keep the keys.

3.          You lock the keys inside the vacated premises.
